Terms and Conditions – Viking Garden Buildings
We are Tippett and Co Ltd, Company Number 10684806, trading as Viking Garden Buildings. Our contact number is 01785 252277.
Revised and Correct – June 2025.
When you purchase from Viking Garden Buildings, you agree to our Terms and Conditions. We advise all customers to read our Terms and Conditions carefully. Our Terms and Conditions do not affect your statutory rights.
Your order:
All prices inc VAT.
Prices may be subject to change. We will only increase the invoice total after informing customers and only before manufacturing any part of the invoice, with agreement from the customer. The customer will have the right to a full refund if requested.
Price changes are unavoidable due to the current economic climate resulting in regular increases in material costs.
All of our buildings are made to order. Once you have placed your order and received your payment, we will confirm your order. Your order confirmation will detail measurements, specifications and cost. It is your responsibility to check these details are correct and as agreed. To avoid confusion, please provide a drawing looking at the building from above, clearly showing door and window positions. We will need precise measurements if doors and windows have to be in specific places. If measurements are not provided, we will place the doors and windows where we deem best based on your drawing.
Together with your order confirmation, we will give you a delivery date. Delivery dates are typically adhered to, but must be regarded as approximate.
If we cannot make the agreed delivery date, for reasons beyond our control. In that case, you will be advised at the earliest time possible (this may be the delivery day), and we will provide a new delivery date at your earliest convenience.
Unfortunately, we cannot give a time for deliveries. Delivered only items are delivered to the nearest point of our vehicle (we cannot carry them to the installation point). One person delivers our delivered-only items, and the customer is required to help unload. A two-person delivery is available at extra cost. Please take into consideration that the panels in delivered-only buildings are large and heavy.
Payment:
You can make payment in full when placing the order, or you can pay a 50% deposit. The outstanding balance will be due 14 days before your scheduled delivery date.
Base Preparation:
A firm-level base is required to erect your building. In the event of unsuitable base work, the building will be deemed delivered only and, as such, left for the customer to install. We cannot wait on-site for you to rectify the base.
If we arrive on the installation date and the base is not suitable, our Fitting Team will discuss the following options with you:
- In certain cases, we can still install your building, but you will be required to sign a waiver accepting that any long-term issues (bouncing floors, misaligned doors, misaligned roof panels) will not be covered by Viking’s guarantee.
- If the base is too uneven to install on, and you do not want to accept any terms of an uneven base, then the team will discuss leaving the building on site with you. We can offer a revisit to install your building once the base has been suitably rectified, this is charged at 20% of your order value, with a cap of £1,000.
- We can reload and return the building to our workshop to be stored while you rectify the base, and arrange for us to return at a later date to fit the building. Please note that we do charge 5% per day of your order value to store the building, plus the revisit fee.
We really want to avoid any customers incurring extra charges for storage, reloading and revisit fees. We want to ensure that your installation runs smoothly. Please reach out by email or phone if you are unsure about any element of your proposed base, and we will be happy to offer advice prior to your delivery date.
Your base must have a minimum of 16″ (400mm) clearance around it to allow for the roof overhang, air flow, maintenance and installation of your building. Without a good base, your building will be unstable and may deteriorate rapidly. Please get in touch if you need clarification on your base or require any advice. Alternatively, visit our Base and Installation Information page for helpful tips.
Cancellation:
At least 14 days’ notice is required if you wish to cancel or postpone your order. If the 14 days are not met, your deposit will be non-refundable if you wish to cancel. If you place your order within 14 days, you will automatically fall into this period after agreeing to the date. If you change from fitting to delivery only or collection within 14 days, the fitting charge will not be refunded.
Installation:
Our fitting team with complete the installation at the time of delivery only. Clear and safe access is required, with an erection point no more the 50 yards from the delivery vehicle. We always deliver with a 3.5-ton flatbed, and the customer must consider whether access to the property is sufficient. Due to health and safety, we cannot lift over walls, fencing or garages under no circumstances. A clear straight run is required if the only access is through your home. Some panels will not go through a standard doorway. If you think there may be a problem, please advise us when placing the order. We can make our buildings consider limited access for an additional charge.
Please also consider any height restrictions below 8ft, such as doorways, archways, overhead cables, and tight corners. There should be no sheer drops within 5 feet of the installation area; a sheer drop is considered more than 12″ in height difference from the shed base. In addition, ensure no shrubs, trees, cables, etc., are overhanging or encroaching on the work area. It is not our responsibility to remove these items.
In the event of shrubs, trees, cables, etc., overhanging or encroaching in the work area/installation area of the buildings, the building will be deemed delivered only. In the event of unsuitable access, the building will be left for the customer to install without refunding the installation charge. Once the working area has been made suitable, we can return to install the building on our next available date. There will be an added fitting and delivery charge for this service.
The customer must ensure that the installation area is free from any animal faecal matter (namely dog and cat poo). Our Installation Team will not be expected to work in an unsanitary area or in unsanitary conditions. They have the right to leave the building as delivered only if a customer is unable to clear animal faecal matter from the installation area or garden before their arrival.
Please note we work in all weather conditions apart from heavy snow and ice. Wet weather often provides muddy working conditions. If you are concerned about this and any damage it may cause to your lawn or building, it is your responsibility to provide a suitable, clean and clear walkway. The customer will need to confirm the location of the building, as we will not be able to reposition it once installation has begun.
Once the building installation is complete, the customer or representative must inspect the building with our fitters. Please make the fitters aware of any issues with the building and note the delivery note before signing. If no notes are made, we will assume that you are happy with the building and it has been built to a satisfactory standard.
If no customer or representative is present at the time of completion, then it will be deemed finished and completed to a satisfactory standard. The fitters will take pictures of the building upon completion. If any parts are missing or damaged, we will repair or replace them with new parts for free, provided we have been notified upon delivery.
If your building has been delivered only, the customer must inspect each panel for faults and check that all fixtures and fittings are present whilst the driver is present. Suppose the customer wishes to collect or use a courier. In that case, it is the responsibility of the customer/courier to check that they have the complete building together with all fixtures and fittings. They must also inspect each panel for faults before leaving. We accept no responsibility for any items damaged in transit or reported damage after they have left our premises. We will not take any responsibility for accidental damage to your property caused during the delivery/fitting process.
Our products and maintenance:
Most of our buildings are designed so that planning permission is not required. However, planning permission is the customer’s responsibility, and Viking Garden Buildings will accept no liability for failed permission. Our buildings are sold as garden rooms where permissions/ regulations are not required. You can use your building for different circumstances. If this is the case, we advise you to contact your local council to discuss this with them.
Wood is a natural product and, as such, may have inherent defects such as knots, splits and resin pockets. These are simply aesthetic and will not affect the structure in any way. Wood filler may be used if these items are noted before delivery.
We want to remind customers that timber is an organic product subject to naturally occurring changes resulting from different environmental conditions, i.e. changes in colour, surface, splits and shrinkage. We cannot accept responsibility for these natural changes or the natural elements of a building constructed from natural materials. A reminder to customers that all of these natural elements of timber are present in our display buildings, and we will not rectify the natural elements of wood that do not compromise the structure.
Your building will have nail holes in, we use stainless steel nails to construct with. The nail holes will be neat. If you do not like the appearance of nail holes, please purchase a suitable Painting and Nail Hole Filling Service at the point of purchase.
Specifications are correct at the time of order but are subject to alterations or withdrawal at any time without notice. We are constantly improving our designs, quality and service and reserve the right to amend, alter or change at our discretion when such changes are deemed necessary. This does not affect your order or cost.
We may use photographs of your completed building for marketing purposes. Please let us know in writing if you disagree with this.
Roofing:
Felt roofing is standard with most of our buildings; in time, felt will deteriorate and need replacing. Felt roofing does not come with a guarantee.
We offer roofing upgrades on most of our buildings with an extended warranty.
EPDM rubber and plastisol-coated steel all come with a 25-year warranty. Unfortunately, this warranty would be void in the event of a storm.
We also offer felt shingles as a roofing option, and although aesthetically pleasing, adverse weather conditions can cause tiles to loosen or come out of place. In this instance, this is not covered by any installation or product guarantee if the weather is deemed to be the cause.
Caring for your building:
We recommend you put a quality preservative treatment on your building to weatherproof it fully. If you report to Viking Garden Buildings that your building is leaking and you have not painted it, or painted it with an unsuitable water-based product, you will be asked to paint it with a suitable oil-based or acrylic-based paint/preservative first. You can read more about caring for your new building on our Painting and Maintenance Page.
To help maintain airflow around your building, avoid stacking or leaning items against it and don’t allow a buildup of soil or leaves around the floor area.
Depending on the base you use, there can be water splashing or pooling under your building. This, in turn, can soak into the floor, giving the impression that your shed is leaking. We recommend the use of bearers to prevent water ingress in the floor of your building. Bearers will raise the building from the ground and prevent standing water or splashback from damaging your building or causing premature decay.
Please speak to us before ordering your shed to discuss the base. All buildings should be aired out regularly to prevent mould and condensation from accumulating. If mould appears, we will not be held liable.
Guarantee:
Your building comes with a 12-month guarantee from the date of delivery against any defects in material or workmanship. Dead knot policy of no larger than 10mm. If a dead knot is to come loose or fall out during transportation. It will be filled with silicon or wood filler.
Your building is covered for 15 years against fungal rot and insect infection.
We do not cover faults caused by the work carried out by another company/ individual or the normal movement of natural wood. If a customer, or representative of the customer, adapts or modifies the building in any way, which includes but is not limited to the addition of roofing materials, insulation, internal linings, electrics or water connections, then the guarantee will be void.
This guarantee does not affect your statutory rights under the Sale of Goods Act.
